From immediate effect the compulsary need for a HIP in England and Wales has been suspended pending abolishion changes in the law.
The estate agency can now start to market a property (board, window card, website, ads, details etc) without a HIP. HIPs are still available should a vendor choose to obtain one for example if someone wishes to move quickly and speed up the process.
An EPC is still required (as this is a European Requirement) and we will order one on instruction to sell your home. This does not delay the marketing of your home or property and we have in-house suppliers.

Home Information Pack? The home information pack will include documentation such as copies of Land Registry searches, title deeds, any relevant documentation regarding planning and regulation applications, fittings, fixtures & contents list, a photograph sheet and other documents (such as a home condition report which will identify and rate the condition of various elements of a building's construction and current condition). This is to allow potential purchasers to have all of the relevant information available that may have a bearing on any offer that they make on the property. An integral part of the new arrangements is the setting up of an independent complaints handling and redress scheme where a dispute arises over the HIP. The Housing Act 2004 makes it mandatory for Estate Agents to join a scheme. The Secretary of State has appointed the The Property Ombudsman scheme as an approved redress scheme.
